Basement Remodeling in the Seattle–Tacoma area
Beneath many Puget Sound homes sits the most affordable square footage you will ever gain: an unfinished basement. We transform these overlooked lower levels into warm, dry, beautifully finished spaces — family rooms, guest suites, home theaters, offices, even income-generating apartments.
The overview
Our approach to basement remodeling
Finishing a basement in the Pacific Northwest is first an engineering exercise and only then a design one. Moisture management, drainage, ventilation, egress, and ceiling-height rules all have to be solved before drywall and flooring can succeed. Our five generations of regional building experience mean we know exactly how Washington basements fail — and how to make sure yours never does.
Once the envelope is right, the fun begins. Our in-house 3D design team helps you see the finished lower level before demolition starts: where the media wall goes, how the wet bar flows, whether a legal bedroom and bath fit for guests or rental income. Because design and construction share one office, the renderings you approve are the space we actually build.
From Milton to the wider Seattle-Tacoma area, we manage permits, egress requirements, and inspections start to finish, and our financing assistance can help turn dormant square footage into the hardest-working level of your home.

A note from Donovan
Your basement remodel, treated like it's our own home.
I'm Donovan. My family has been building across the South Sound for five generations, and every basement remodeling project we take on gets the same promise: an honest budget range, a design you can walk through in photorealistic 3D before we build it, and a crew that treats your house the way we'd treat our own.
You won't be handed off to a call center or a stranger with a clipboard. You'll work with the same family that's earned its reputation one neighbor at a time — and we don't consider the job done until it feels like home.

Why choose us
What sets our basement remodeling apart
Moisture-First Engineering
We diagnose and resolve water intrusion, humidity, and drainage before finishing begins — vapor barriers, sump systems, and insulation assemblies built for Washington's wet climate.
Legal Bedrooms & Egress
Planning a guest room or rental suite? We design code-compliant egress windows and exits so your new bedrooms count legally and appraise accordingly.
Full Bath & Kitchenette Capability
Our teams handle below-grade plumbing, ejector systems, and ventilation, making basement bathrooms, laundry rooms, and kitchenettes fully practical.
Comfort Engineering
Proper insulation, heating, sound isolation, and lighting design turn a naturally cool, dark level into one of the coziest rooms in the house.
Income Suite Design
We design self-contained basement apartments with separate entries where zoning allows, helping your remodel pay for itself over time.
3D Preview of Your Lower Level
Photorealistic renderings from our in-house designers let you refine layout and finishes while everything is still easy to change.
How it works
Our design-build process
Assessment & Moisture Inspection
We evaluate your foundation, drainage, headroom, and mechanical systems to establish what the space can become and what must be addressed first.
Design & Layout Planning
Our designers develop floor plans and 3D renderings around your goals — entertainment, guests, work, or rental income — and set a firm budget.
Permitting
We prepare drawings and secure the required permits, including egress and habitable-space requirements for below-grade rooms.
Build-Out
Framing, plumbing, electrical, insulation, drywall, and finishes proceed under one project manager, with dust and access carefully controlled.
Finishing & Walkthrough
Flooring, trim, paint, and fixtures complete the space, followed by inspections, a detailed walkthrough, and our warranty.

When the tools come down and the crew heads home, what's left is yours — a house that finally feels like home.

Basement Remodeling questions
How much does basement remodeling cost?
Most full basement finishes in the Seattle-Tacoma area run from about $60,000 for a straightforward open living space to $150,000 or more for suites with bathrooms and kitchenettes. We provide a fixed, design-based estimate before construction, and financing assistance is available.
My basement gets damp. Can it still be finished?
Usually, yes — but only after the moisture source is corrected. We identify whether the issue is grading, gutters, foundation cracks, or condensation, fix it properly, and then build with materials designed for below-grade conditions.
Can I add a bathroom in the basement?
In nearly every case. Depending on your drain lines we either tie into existing plumbing or install an ejector system, and we handle the ventilation and waterproofing details that keep below-grade baths trouble-free.
Will a finished basement add value to my home?
Finished lower levels consistently rank among the better-returning projects in our region, and a legal bedroom or rental suite adds even more. We design with appraisal requirements in mind so the value you build is value you can claim.
How long does a basement remodel take?
Typical projects run eight to twelve weeks of construction after design and permitting, which usually take four to eight weeks. Complex suites with baths and kitchenettes sit at the longer end.
Do basement bedrooms require special windows?
Yes — any sleeping room needs a code-compliant egress window or door for emergency exit. We design and excavate egress window wells as part of the project, which also bring welcome natural light into the space.
