The overview

Our approach to custom home building

A custom home succeeds or fails long before the foundation is poured. Site orientation, floor plan logic, structural systems, and budget discipline are all set during design — which is why our design-build model matters so much. Your architecture, engineering coordination, and construction management live under one roof, so the home that gets built is the home you fell in love with on screen, at the price you agreed to.

Our in-house 3D design team develops your home in immersive detail: you will walk through digital rooms, study how light moves across the great room in December, and refine cabinetry and finishes before framing begins. Meanwhile our builders review every decision for cost and constructability, keeping vision and budget aligned from the first meeting.

Licensed under HOMERDB750MH and backed by a century of family building standards, we construct homes for the Pacific Northwest reality — driving rain, seismic codes, energy performance — that are designed to shelter your family for generations. Financing assistance is available to help you plan the full journey.

Donovan and the family behind Home Renovation Design & Build

A note from Donovan

Your custom home building, treated like it's our own home.

I'm Donovan. My family has been building across the South Sound for five generations, and every custom home building project we take on gets the same promise: an honest budget range, a design you can walk through in photorealistic 3D before we build it, and a crew that treats your house the way we'd treat our own.

You won't be handed off to a call center or a stranger with a clipboard. You'll work with the same family that's earned its reputation one neighbor at a time — and we don't consider the job done until it feels like home.

Why choose us

What sets our custom home building apart

True Design-Build Delivery

Architecture, engineering coordination, and construction under one contract eliminates the friction, delays, and budget drift of the traditional architect-then-bid process.

Site & Feasibility Expertise

We evaluate lots for soil, slope, utilities, setbacks, and critical areas before you commit, so your land purchase and your home design work together.

Immersive 3D Home Design

Walk through your future home digitally, testing layouts, ceiling volumes, and finishes while changes are still free.

Pacific Northwest Engineering

Rain-screen envelopes, seismic detailing, and high-performance insulation built for Washington's climate and codes — durability engineered in, not added on.

Transparent Fixed Budgeting

Costs are developed alongside the design, with allowances defined line by line, so your contract price reflects reality rather than optimism.

Generational Craftsmanship

Five generations of builders set our standard for framing, finish work, and everything between — the difference you feel every day you live in the home.

How it works

Our design-build process

  1. Discovery & Site Review

We learn how you live, review your land or help you evaluate lots, and establish the scope and budget framework for your home.

  2. Design & Visualization

Our in-house team develops floor plans, elevations, and 3D walkthroughs, refining with you through structured design meetings.

  3. Engineering, Pricing & Permits

Structural engineering, energy compliance, final specifications, and a fixed construction contract come together as we manage the permit process.

  4. Construction

From excavation through weathertight shell to finish trades, a dedicated project manager runs the build with scheduled walkthroughs at every major milestone.

  5. Orientation & Warranty

We commission every system, walk you through your new home in detail, and back it with comprehensive warranty support.

FAQs

Custom Home Building questions

How much does a custom home cost to build in the Seattle-Tacoma area?

Most of our custom homes fall between $350 and $600+ per square foot depending on site conditions, complexity, and finish level. During feasibility we align your wish list with a realistic budget before design dollars are spent, and we offer financing assistance for construction lending questions.

How long does a custom home take from start to move-in?

Plan on four to eight months for design, engineering, and permitting, then ten to sixteen months of construction depending on size and site. We set a milestone schedule at contract and report against it throughout.

Can you help me evaluate land before I buy?

Yes, and we strongly encourage it. Slope, soils, utility access, and critical-area rules can swing site costs by six figures. A short feasibility review before closing protects you from expensive surprises.

What makes design-build better than hiring an architect separately?

Cost certainty and accountability. Independent designs are frequently bid 20-40% over budget, forcing painful redesigns. Because our builders price the home as it is drawn, your design and budget stay married from day one — and one team owns the outcome.

Can we customize everything?

That is the point. Floor plan, ceiling heights, windows, millwork, smart-home systems, outdoor living — every element is chosen with our designers' guidance, so the home reflects your life rather than a builder's template.

Do you build for multi-generational living?

Frequently. Separate suites with private entries, dual primary bedrooms, and adaptable spaces that shift as your family changes are among our favorite design challenges, drawn from decades of family-home building.
