Home Design Services in the Seattle–Tacoma area
Every great renovation begins as a great plan. Our in-house design studio turns ideas and inspiration boards into precise floor plans, photorealistic 3D renderings, and build-ready documents — so you see exactly what you are getting, and what it costs, before construction ever begins.
The overview
Our approach to home design
Design is where a project's success is truly decided. A thoughtful plan resolves traffic flow, light, storage, and structure on paper, where changes cost nothing; a weak plan pushes those discoveries into construction, where they cost thousands. Our design team exists to front-load every decision — aesthetic and technical — so the build phase becomes pure execution.
What makes our studio different is who sits beside the designers: builders. Five generations of construction knowledge inform every drawing, which means the spaces we render are structurally sound, code-aware, and priced against real Seattle-Tacoma construction costs as they are drawn. You will never fall in love with a design that cannot be built on your budget.
Whether you are planning a kitchen, an addition, a whole-home renovation, or a custom home, we deliver measured as-builts, space planning, 3D visualization, material and finish selections, and permit-ready documentation — a complete roadmap from imagination to move-in.

A note from Donovan
Your home design, treated like it's our own home.
I'm Donovan. My family has been building across the South Sound for five generations, and every home design project we take on gets the same promise: an honest budget range, a design you can walk through in photorealistic 3D before we build it, and a crew that treats your house the way we'd treat our own.
You won't be handed off to a call center or a stranger with a clipboard. You'll work with the same family that's earned its reputation one neighbor at a time — and we don't consider the job done until it feels like home.

What sets our home design apart
Photorealistic 3D Renderings
Walk through your future space digitally — test cabinet layouts, sightlines, and finishes in true perspective before committing a dollar to construction.
Builder-Informed Drawings
Every plan is reviewed for structure, code, and cost by the team that will build it, eliminating the classic gap between what is drawn and what is buildable.
Space Planning & Floor Plans
We study how your household moves through a day and reshape layouts around it — better flow, better light, storage where life actually needs it.
Material & Finish Curation
Our designers guide you through cabinetry, countertops, tile, flooring, fixtures, and color into one coherent palette, with selections documented for accurate pricing.
Permit-Ready Documentation
Complete drawing sets prepared for Milton, Pierce County, King County, and surrounding jurisdictions, coordinated with any required engineering.
Design-to-Budget Discipline
Cost feedback at every design milestone keeps the plan and your budget in agreement, so the proposal you sign holds no surprises.
How it works
Our design-build process

Two or three layout concepts explore different answers to your brief; we review them together and choose a direction.
Design Development & 3D
The chosen concept matures into detailed plans and photorealistic renderings, refined with you through iterative reviews.
Selections & Specification
Every material, fixture, and finish is chosen and documented, producing a specification the build can be priced from with confidence.
Construction Documents
Final drawings, engineering coordination, and permit submittals complete your package — ready for us to build, on a fixed and honest price.

When the tools come down and the crew heads home, what's left is yours — a house that finally feels like home.

Home Design questions
Do I need a separate architect for my remodel?
For most residential remodels, additions, and custom homes, no. Our in-house design team produces the complete plans, renderings, and permit documents your project requires, coordinating licensed structural engineers when stamped calculations are needed.
What does the design phase cost?
Design fees typically run a small percentage of the anticipated construction budget, scaled to project complexity, and are quoted flat before we begin. That investment routinely pays for itself by preventing mid-construction changes and pricing surprises.
How do the 3D renderings actually help?
They collapse imagination risk. Clients routinely revise island sizes, window placement, and finishes after seeing renderings — cost-free changes on screen that would be expensive regrets in drywall and tile.
Can I use your design but hire a different builder?
Our design work is crafted for our design-build process — it is how we guarantee the price and the outcome match the drawings. That accountability loop is precisely what clients hire us for, and it only works with one team owning both halves.
How long does design take?
A single-room design typically takes three to six weeks; whole-home renovations and additions run eight to twelve; custom homes longer. Thorough design compresses the construction schedule far more than it extends the calendar.
Will you design around my existing furniture and style?
Of course. We begin with what you love — heirlooms, art, a style you have collected for years — and design the architecture and finishes to frame it, not fight it.
