Flooring Installation in the Seattle–Tacoma area
Floors carry every step of your household's life — they should be beautiful, quiet underfoot, and built to last decades in a damp climate. We install hardwood, luxury vinyl plank, tile, and engineered flooring with the subfloor preparation and craftsmanship that separate flawless from almost.
The overview
Our approach to flooring
The secret to great flooring is everything beneath it. Moisture testing, subfloor flattening, underlayment selection, and acclimation determine whether a floor stays silent and straight or cups, gaps, and squeaks within a year — especially in the Puget Sound's humid environment. As builders, we treat that hidden preparation as the heart of every installation.
The visible half is a pleasure: our design team helps you choose species, plank widths, tile formats, and finishes that suit your light, your traffic patterns, and the rest of your home's palette. Because we remodel entire homes, we are equally fluent in continuous flooring runs across open plans, tile-to-wood transitions, and stair details that most flooring-only outfits avoid.
Whether you are replacing worn carpet in one room or re-flooring an entire home as part of a larger renovation, our five-generation craftsmanship standard and clear fixed pricing make the upgrade straightforward.

A note from Donovan
Your flooring, treated like it's our own home.
I'm Donovan. My family has been building across the South Sound for five generations, and every flooring project we take on gets the same promise: an honest budget range, a design you can walk through in photorealistic 3D before we build it, and a crew that treats your house the way we'd treat our own.
You won't be handed off to a call center or a stranger with a clipboard. You'll work with the same family that's earned its reputation one neighbor at a time — and we don't consider the job done until it feels like home.

Flooring questions
What does new flooring cost installed?
Typical installed ranges run $8 to $15 per square foot for quality LVP, $12 to $25 for hardwood, and $15 to $35 for tile, depending on material grade and prep needs. We quote fixed pricing after measuring, with financing assistance available for whole-home projects.
Which flooring is best for western Washington homes?
For moisture resilience and durability, luxury vinyl plank is hard to beat in kitchens, baths, and basements, while hardwood remains the premium choice for main living areas. We will recommend by room rather than pushing one product everywhere.
Can my existing hardwood be refinished instead of replaced?
Often, yes — solid hardwood can typically be sanded and refinished several times, and the results are stunning at a fraction of replacement cost. We evaluate thickness and condition honestly before recommending either path.
Do I need to move out during installation?
Rarely. We sequence work room by room so you keep living at home; only full-home site-finished hardwood, with its sanding and curing phases, occasionally makes a short stay elsewhere more comfortable.
How long does flooring installation take?
A few rooms of LVP or prefinished hardwood typically take two to four days; whole-home projects or tile-heavy scopes run one to three weeks including preparation.
Why does subfloor prep matter so much?
Because every flooring failure we are called to fix — squeaks, gaps, cupping, cracked tile — traces back to skipped preparation. Flat, dry, sound substrates are non-negotiable in our process, and they are why our floors stay quiet.
